It’s one of those all-too-easily overlooked aspects of home maintenance, that often gets the most use – your floors! From moving furniture, accidental spills and stains, to general wear and tear, your flooring will take a beating throughout your home ownership. If you take good care of them, they in turn will take care of you, if you ever choose to sell.
So new floors will help boost your home’s resale value – and here’s some tips on how you can pull it off.
Stick with Hardwood
It’s an age-old classic that shows no sign of going out of style anytime soon. If you can, investing in hardwood floors will get potential buyers’ pulses racing, as another trait to tick off their dream home list. From stained red oak, timeless black cherry, or sleek modern white ash, you may even reconsider selling after seeing them adorn your home!
Fake It ‘Till You Make It
Hardwood, as mentioned, isn’t cheap. But that doesn’t mean there aren’t options to explore to imitate the same effect. If you’re on a budget, explore the possibility of vinyl, linoleum (not our favourite, but just so you know), or less expensive plywood patterns.
Choose Floors That Make Sense
So much of a floor decisions rests in the context of the home (kitchen, living room, bedroom), and what style best suits that space. In short; what kind of look are you hoping to convey? Each option has its characteristics that could work best for you. Kitchens, for example, typically have tiling to handle heavier foot traffic, and easier surface cleaning. Or perhaps you would rather have carpet in your bedroom for a softer roaming experience. Take time to consider what best fits into your home-selling strategy.
Pick Colours To Frame Your Style
Texture is one thing, but colour plays an important role – especially with first impressions! Using a certain colour palette in rooms can help bring brightness, or a stronger sense of homeliness, to any given room. White or cream for tiles, and dark brown/red for living rooms are atypical, but don’t be afraid to infuse some colour personality into the decision, if you think it will help create an impactful impression of the space. Too bold, however, may become overpowering. You’ve been warned!
Remember The Flow
When you go room-to-room, you’re creating a flow through the journey, starting from the hallway, living room, kitchen to all through the building. So when replacing floors, keep the big picture in mind – if you’re varying the options (say, from kitchen to living room), be sure that both styles work in tandem with one another, so that they in turn are both complimented. Ensure the colours work well, and determine if refinishing, or sanding, is necessary to avoid awkward fitting.
And finally, think of your home’s floors as a canvas for everything else; a foundation you build on to help secure a lucrative sale. Do that, and your next selling decisions should fall seamlessly into place.
